Kitchens in Communities With a Rulebook

Marciahadjimarkos remodels kitchens in Newport Beach, and a large share of that work happens behind a gate or under a homeowners association. We did not set out to specialize in paperwork. It is simply what the city’s housing looks like. A 1970s tract home in Dover Shores, a townhome off Jamboree, a newer house in Newport Coast and a condo on the Peninsula can all have a set of CC&Rs, a management company and a committee that wants to know what a contractor is doing before the work begins.

So we start there. At the first visit we ask for your governing documents, the architectural guidelines and any contractor rules. We read them before we design or price anything, because a plan that ignores them tends to cost weeks later.

How We Run a Job

The construction side is conventional, careful kitchen work. Demolition, rough plumbing and electrical, inspection, cabinets, template, counters, tile and finish, in that order. What we add is a plan for the people around the job:

  • Neighbors. Loud work is scheduled into the hours your association allows, and we tell the people next door when demolition days are coming.
  • The gate. Crew names, vehicles and delivery windows go to the guard house ahead of time.
  • The street. On narrow lots near the harbor, where parking is scarce, we plan where the dumpster and the trucks go before the first day, not on it.
  • The committee. Anything that changes the outside of the building, such as a hood vent or a window, is shown on the application rather than discovered afterward.

What We Will Tell You Straight

Not every kitchen needs to be gutted. If your cabinet boxes are solid plywood and the layout works, refacing the doors and replacing the counters may give you most of what you want with a lighter review and far less disruption. If the association is unlikely to approve an exterior vent where you want it, we would rather say so at the start than after the hood is ordered.

We do not publish review counts or claim awards. Ask us about your kitchen and your community’s rules, and judge us on the answer.
